If you are a real estate developer interested in a unique location, the village of Sewanee, Tennessee is the place. Ideally located within the 13,000-acre University of the South campus known as “the Domain,” the Village defines the intersection between Tennessee Highway 41 and University Avenue, a direct connection to the center of campus. The downtown Sewanee area boasts some of the best dining in Middle Tennessee and an eclectic mix of shops, businesses, and open spaces providing a variety of retail, services, and events. The Sewanee community values art, culture, education, and outdoor recreation; these values are evident in its residents, many of whom are artists, teachers, and outdoor enthusiasts.

The University of the South is pleased to partner with high-quality developers to undertake various projects in targeted areas of downtown Sewanee. As of Spring 2016, Sewanee's town planners have finalized the Sewanee Village Implementation Plan (see the Implementation Plan Packet linked above).  Next steps include zoning revisions that will guide the development, future land use, circulation, parks and recreation, sustainability, infrastructure, and community character of Sewanee for decades to come. The Implementation Plan identifies a number of properties available for rehabilitation, infill, or new construction. These potential projects and enhancements will lead to a more vibrant village experience for students, residents, and visitors alike.  The map below shows Phase 1 of the Sewanee Village Implementation Plan.
